The purpose of the proposed Draft Plan of Condominium applications is to determine the type of ownership for the subject property.

Current Status

 The applicant submitted the Draft Plan of Common Elements Condominium and Draft Plan of Standard Condominium applications described below for review.

CDM.21.01: The purpose of the Draft Plan of Common Elements Condominium is to permit future purchasers to individually own the proposed townhouses and semi-detached units as well as the land that the building is on. The remainder area such as the private roads and infrastructure, visitor parking, and a foot path will be managed by a “Common Elements Condominium Corporation” where all future owners will pay condo fees to help maintain these common assets.

CDM.21.02: The purpose of the Draft Plan of Standard Condominium is to permit future purchasers to individually own the commercial and residential units but not the lands itself. The land will be managed by a Condominium Corporation and all future owners will pay condo fees to help maintain the building as well as the common elements as described in CDM.21.01.

Application History

 The following highlights the history of the proposed applications:
  • A public meeting was held to review the applications on February 22, 2017
  • A written decision was issued by the Ontario Land Tribunal on January 29, 2018 that approved the Official Plan modifications and Zoning By-law Amendment application to permit 62 townhouses, 2 semi-detached units, and 10 residential and 10 commercial units in a mixed-use building at 19267 Centre Street.
  • The Site Plan application was approved by Council on March 19, 2019 to permit the placement of the townhouses, semi-detached dwellings and the mixed use building.
