Before you can submit a development application to the Town of East Gwillimbury (EG), you will need to have a pre-consultation meeting with Town staff.

Which application require a pre-consultation meeting?

  • Official Plan Amendment
  • Zoning by-law Amendment
  • Site Plan
  • Draft Plan of Subdivision
  • Draft Plan of Condominium

What is the purpose of the pre-consultation meeting?

  • To get a better understanding of the proposed development.
  • Identify key issues and provide preliminary feedback from Town staff.
  • Provide a checklist of supporting documents required for the proposed application.
  • Town staff to explain the development process.

What is the fee for this meeting?

There are two applicable fees for a pre-consultation meeting. 

Town Pre-Consultation Fee
There is a pre-consultation fee payable to the Town of East Gwillimbury. The amount depends on the type of review required for the application. 

  • Standard Application $900 
  • Simple Application $600

Payment can be made with cash, debit or cheque in-person at the Civic Centre during regular business hours of Monday to Friday, 8:30 am to 4:30 pm. Or a cheque can be mailed or couriered to 19000 Leslie Street, Sharon, ON L0G 1V0. 

LSRCA Pre-Consultation Fee
There is a pre-consultation fee of $765.00 payable to the Lake Simcoe Conservation Authority (LSRCA) for the pre-consultation meeting. The LSRCA fee is not refundable. 

You must pay the pre-consultation fee prior to the pre-consultation meeting.  

The LSRCA accepts the follow method of payment: 

  1. By cheque sent via mail or courier to the LSRCA head office at 120 Bayview Parkway, Newmarket, ON, L3Y 3W3. 
  2. By credit card – Call (905) 895-1281, and press “0” to process your credit card payment over the phone (please provide the property address, indicate the amount of $765.00, and that the payment is for a pre-consultation).

Representatives from each of the following departments will attend the meeting:

  • Planning
  • Engineering
  • Parks
  • Legal Services
  • Financial Services
  • By-law Services
  • Emergency Services
  • Economic Development

When does this meeting happen?

  • Pre-consultation meetings occur twice a month and are held from 9:30 am to Noon. 
  • Each item (proposal) will have approximately 45 mins of discussion time.
  • The deadline to submit a pre-consultation application is two (2) weeks before the meeting date.

What to expect at the pre-consultation meeting?

The pre-consultation meeting is an informal meeting with Town staff

  • Applicant will introduce the proposal.
  • Staff from each department will have about 5 mins to provide feedback.
  • Questions from Applicant can be asked throughout the meeting and at the end.
  • A complete application checklist will be provided approximately 2 weeks after the meeting.

What do I need to submit?

To book a pre-consultation meeting with staff, you will need to prepare the following:

  • Complete the Pre-Consultation Meeting Request Form 
    (This form is available in other formats, please contact the Planning Department to request).
  • Select 3 meeting dates you are available for.
  • Concept Site Plan – fully dimensioned in metric showing all setback and sizes, parking area, landscaped and hard surfaces, existing vegetation and structures.
  • Concept Elevations – if available.
  • Any additional information to help us understand your proposal.
