2024 Final Tax Bills

The 2024 final tax bills were calculated and mailed by June 21, 2024. If you did not receive your bill, please contact the Town office directly at 905-478-4282, and we will re-issue the bill. Failure to receive a tax bill does not exempt the bill from being due or exempt the taxpayer from incurring late payment charges. The due dates for the 2024 final tax bills are:

  • 1st installment due August 30, 2024
  • 2nd installment due October 31, 2024

If your tax account is not current, a pre-set monthly payment can be arranged to help you catch up on tax arrears. Unpaid taxes will be charged 1.25% interest per month effective the first day of default. Failure to receive a tax bill does not exempt the bill from being due or from incurring interest. Online account access and e-billing for tax accounts

Residents can now register to access tax bills online and receive e-bills via the Town's new online portal! This new safe and secure online portal will allow residents to:

We issue two property tax bills each year. Learn more about each bill and when the payment installments are due.

Interim tax bill

Your interim tax bill is calculated based on 50% of the previous year's annual taxes. This bill is due in two installments the last business day in February and the last business day in April.

Interim bill sample

  1. Roll number: This is your roll number which is used as your account number. Contact your bank to verify if they require spaces and/or the decimal if you are using online banking.
  2. Mortgage company: If your mortgage company is paying your taxes. this is the mortgage company that is listed on your account.
  3. Rate: Your interim bill calculates your taxes based on 50% of the previous year's taxes.
  4. Special charges/credits: This area of the bill outlines any additional special charges/ levies if they are billed to your property such as business improvement area special charges.
  5. Summary: This is the total interim amount due for the tax year. Note, this amount is broken into 2 installments (see the 2 stubs at the bottom of your tax bill). If there is a credit it will appear in brackets.
  6. Payment stub: This is the 2nd Installment remittance stub.
  7. Due date: This is the due date for the 2nd installment.
  8. Total amount due: This is the amount due for the 2nd installment.
  9. Payment plan: If you are enrolled in a pre-authorized payment plan, you will see the confirmation here. If you are on a monthly PAP plan, the monthly amount will be noted below the confirmation. If you are enrolled in the installment PAP plan, the amount(s) to be withdrawn will match the amount(s) due on the bill. If your mortgage company is on file to pay your property taxes, you will see a confirmation here.
  10. Payment stub: This is the 1st installment remittance stub.
  11. Due date: This is the due date for the 1st installment.
  12. Past due/credits: This will show any past due amounts, or a credit on your account. If there is a credit it will show in brackets.
  13. Total amount due: This is the amount due for the 1st installment.
  14. Payment plan: If you are enrolled in a pre-authorized payment plan, you will see the confirmation here. If you are on a monthly PAP plan, the monthly amount will be noted below the confirmation. If you are enrolled in the installment PAP plan, the amount(s) to be withdrawn will match the amount(s) due on the bill. Your final tax bill is calculated based on the annual assessed value determined by MPAC multiplied by the current year's tax rate approved by Council. This bill is due in two installments, the last business day in August and the last business day in October.

  3. Assessment: This is where you will see your current year assessment information determined by MPAC (Municipal Property Assessment Corporation) and which school board you support. If you want to change your school board support, you will need to contact your local School Board. Our assessment value is multiplied by the tax rate to determine your total property taxes.
  4. Municipal Levies: This is where you will see the portion of property taxes you pay towards the municipality and the Region of York.  Rates are based on your tax class.
  5. Special charges/credits: This area of the bill outlines any additional special charges/ levies if they are billed to your property such as business improvement area special charges.
  6. Summary: This is the summary of taxes levied to the property, less the interim tax bill and any past due amount(s) or credits.

Supplementary tax bill

Supplementary tax bills are issued to property owners who have either improved their property by adding to the overall value of the lot or building or new construction that has not been assessed by MPAC yet.

Once the construction permit has been completed, MPAC determines the new current value on the subject property based on the current valuation date. The change in assessed value (increase or decrease) is then billed to the current owner of the property based on the applicable tax rates. These bills are due in two installments, approximately one month later and the month thereafter.

A supplementary tax bill can be issued for the current plus two previous years to pick up any assessment that was omitted from the tax roll. These bills will be effective as of the permit completion date or occupancy date. It is possible to receive a supplementary bill for the previous three years of taxes.
